Sterling Rose is continuously looking for land and property within London and across the South East of England. We have short communication chains, thus allowing us to quickly review potential sites and present potential vendors with attractive offers within a matter of days.
We have a strong network of investors which, in addition to our own capital, provides us with the ability to purchase property rapidly.
We will consider any acquisition size upto £10m per site. Currently the group are purchasing in excess of 60 sites per annum ranging from £500k to £3m in value and are continually looking for further land opportunities within London and the M25, Home Counties and Regeneration areas within the UK.

Miheer Mehta is a serial entrepreneur at heart. He is the Founder, Owner and Group Director. He is responsible for the Group’s overall direction, strategy and business development. He oversees acquisition, design, town planning strategy and also secures construction and delivery for all development and investment projects.
Miheer founded Emperor Property Group in 2011, which is the holding company for the Private Rented Sector portfolio which creates 50 new homes a year to rent. To date, he has sought planning gain, financed, constructed and refinanced a portfolio of over 200 properties, creating a £25 million property portfolio in 5 years. Since 2016, the portfolio is steadily increasing within various asset classes.
Miheer is also a director for Emperor Development Group which owns various subsidiaries including Sterling Rose Developments which now creates 100 new homes a year to sell on the open market. In 2016, Miheer set up Sterling Rose Strategic, bringing on board a multidisciplinary team of like-minded professionals who sit on the Board of Directors.
Miheer also spent over eight years working as a Planning Officer within Planning & Development functions of various Local Authorities and five years as a Planning Consultant and Developer.
Miheer holds an undergraduate in Business Economics and a Master’s degree in Urban and Regional Planning.
Tejash Patel is SRS’s Land & Development Director. Tejash is responsible for identifying and sourcing acquisition opportunities and researching regeneration areas across the country to provide market insight and direction for new opportunities.
Tejash has an extensive network of contacts from commercial agents to land owners. Tejash has a proven ability to identify opportunities and successfully negotiate with land owners, which has proven to be vital in a very competitive market.
Tejash has over 10 years’ experience in negotiating with housing developers across Asia, Europe, the Middle East and North America.
Matt is the Planning Director of SRS. A member of the Royal Town Planning Institute, Matt oversees the planning functions of the business.
Matt has over 12 years of experience in town planning and the development of residential, commercial, retail and mixed-use projects within both public and private sectors. Matt joined SRS from Inland Homes Plc, where he worked for over 5 years in a senior planning position, supporting corporate growth through developing the company’s portfolio.
Prior to Inland Homes Plc, Matt spent 6 years in a senior role within the Planning and Development Management Team at the London Borough of Barnet, overseeing regeneration projects and strategic growth initiatives.
Matt holds a Master’s degree in Urban and Regional Planning from the University of Westminster and a BSc Planning and Resource Management from Portsmouth University .
